If you're planning an upcoming move, there are a number of responsibilities you'll want to keep firmly in mind. We've compiled the simple checklists below to answer some of the questions we hear most frequently from our clients. Please read through the checklists to make certain your move goes as smoothly as possible.

Move-in Checklist
Congratulations on your acceptance into a Valley Oak home. We are excited to welcome you to one of our rental properties. Please keep the following keys in mind.
First Month's Rent & Security Deposit
The first month's rent payment and security deposit are both due at the lease signing. Be sure to confirm the amounts with us in advance.
Move-in Date & Inspection
We will schedule your move-in date and provide all related information at the lease signing. If you have any specific questions about the property, we'll also be happy to answer those for you.
Utilities
As a tenant in a Valley Oak home, you are responsible for placing all utility accounts in your name. Please take care of this immediately upon taking occupancy, to avoid administrative fees and temporary outages.
Move-out Checklist
It's always sad to say goodbye to good tenants, but we wish you the best of luck moving forward. End your lease on the right foot by following these steps.
Notice of Intent to Vacate
We require all of our tenants to provide written notice of intent to vacate. Please take a look at your lease to determine the agreed upon move-out date.
Property Condition
Your property should be returned in its original condition. To ensure this occurs, take care of the following:
- Rental Cleaning: Thoroughly clean your rental home, taking care to remove all of your possessions. No garbage should be left behind. Wipe down walls and hard surfaces, and vacuum or mop floors. You'll want to pay special care in the kitchen, where food preparation surfaces and appliances should be sanitized.
- Landscaping & Outdoor Areas: Any landscaping tasks you regularly handle should be taken care of once more before moving out of your rental property.
- Repairs: If any damage has occurred during your stay, including cosmetic issues like nail and screw holes, take care of these problems before returning your keys. For significant damage, please let us know so we can work out an amicable solution.
Security Deposit
Your security deposit covers any damage that occurs during your stay. It cannot be used to pay your last month's rent check.
We will conduct a final inspection of the home after you vacate. If any damage is identified during this visit, we will schedule repairs with our contractors. All expenses associated with this process will be deducted from your deposit and the remainder will be returned to you.
